What to Look for During a Home Inspection

The Importance of a Thorough Inspection

A home inspection is one of the most critical steps in the home-buying process. On the North Shore, where many homes feature historic charm and older infrastructure, knowing what to look for can save you thousands in unexpected repairs.

    1. Structural Integrity and Foundation

Foundation issues can be among the most expensive to repair. We look for large cracks, signs of settling, and moisture intrusion in basements or crawlspaces. While minor settling is common in older homes, significant movement requires expert evaluation.

    2. The Roof and Exterior Envelope

Chicago's harsh winters take a toll on roofs. We check the age of the shingles, the condition of the flashing, and the integrity of the gutters and downspouts. A well-maintained exterior is your first line of defense against water damage.

    3. Electrical, Plumbing, and HVAC

Outdated systems are common in historic communities. We look for knob-and-tube wiring, galvanized plumbing, and aging furnaces or boilers. Understanding the remaining lifespan of these systems helps in budgeting for future maintenance.

    4. Signs of Water Damage or Mold

Water is a home's worst enemy. We look for staining on ceilings, musty odors, and evidence of past flooding. Identifying the source of moisture is key to determining the severity of the issue.

    Negotiating Based on Findings

Not every inspection finding is a deal-breaker. My background as a General Contractor allows me to provide realistic repair estimates on the spot, helping you negotiate a fair credit or repair from the seller without losing the house.
